NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 13, 2020, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4414, at Page 96, Rufina N. Odigwe and Chikleuba C. Ekpete did convey unto Metz Law Office, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 21, 2026, at 5:51 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kanawha City District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of Charleston, Kanawha City Tax District, Kanawha County, West Virginia, and being known, designated and described as all of Lot Number Twenty One (21) of Block Forty Five (45) of Kanawha City, an addition ot the said City of Charleston, as shown upon the revised map of Kanawha City, a copy of which map is of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book 2, at pages 148 and 149. Subject to the conditions and restrictions as contained in the deed from Kanawha City Company, a corporation, to Aubrey W. Love, dated May 17, 1938, and of record in the Office of the Clerk of the County Commissionof Kanawha County, West Virginia, in Deed Book 459, at page 191. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 3718 Noyes Avenue, Charleston, WV 25304. AND BEING the same real estate which was conveyed to Rufina N. Odigwe and Chikleuba C. Ekpete, by Deed dated March 12, 2020, from Karen D. Woodrum, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3056 at Page 475. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
