TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 18, 2022, and duly recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed of Trust Book 2532, at Page 229, Teresa G. Bowsher did convey unto Matthew S. Gutta, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Monongalia County Courthouse, in Morgantown, West Virginia, on
June 11, 2026 , at 5:30 p.m.
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Grant District, Monongalia County, West Virginia, and more particularly described as follows:
All of the following described lot(s) or parcel(s) of real estate, together with the improvements thereon, and appurtenances thereunto belonging, situate, lying and being in Grant District, Monongalia County, West Virginia, and being more particularly bounded and described as follows, to-wit:
All of Ridge Point Lot No. 36 containing 2,872 square feet, more or less, and the appurtenances thereunto belonging including, without limitation, a non-exclusive easement and right of way for access to and from said Lot and West Virginia County Route 19/19 on, over and across Birds Eye View Drive all as is more particularly described, set forth and laid down on the plat dated November 19, 2008, entitled “REVISE PLAT OF SURVEY PHASE 1, LOTS 10-17 AND LOTS 33-40 RIDGE POINT SUBDIVISION”, prepared by Patrick a Gallagher, P.S. # 1352 of CTL Engineering of West Virginia, Inc., and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book No. 1376, at Page No. 545.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 118 Birds Eye View Dr., Morgantown, WV 26501.
AND BEING the same real estate which was conveyed to Teresa G. Bowsher, by Deed dated August 16, 2022, from Brad Ickes, and recorded in the Office of the Clerk of the County Commission of Monongalia County, West Virginia, in Deed Book 1785 at Page 435.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
