NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated October 20, 2016, executed by Borrower(s), Jason R. Hairston, to Douglas E. Hayes, the Trustee of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Book 1325, at Page 683. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1243 Sunrise Dr, Bluefield, WV 24701. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 9, 2026, of record in the Clerk's Office in Book 1505, Page 512. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Mercer County, in Princeton, West Virginia, on the following date:

"all that certain lot or parcel of real estate, situate, lying and being in the City of Bluefield, Mercer County, West Virginia, in what is known as Cumberland Heights Addition to the City of Bluefield, and shown on a Map of same of record in the Office of the Clerk of the County Court of said County in Map Book 2, Page 141, as LOT 242, and recorded as Microfilm Plat No. 1527, and more particularly bounded and described as follows, to-wit:
"BEGINNING at a stake in the northern line of Sunrise Drive, which beginning point lies the following courses and distances along said northern line of Sunrise Drive from the intersection of the western right of way line of the Grassy Branch cut-off and the northern right of way line of the said Sunrise Drive, S. 77° 58' W. 116.74 feet to a point; thence N. 57° 25' W. 72.9 feet to point; thence N. 77° 41' W. 20.38 feet to a point, the southwest corner of Lot No. 241 of said Cumberland Heights Addition; thence from said beginning point continuing along and with the northern line of Sunrise Drive, N. 77° 41' W. 30.9 feet to a point; thence S. 68° 43' W. 44.0 feet to a point, the southeastern corner of Lot 243 in said Addition; thence leaving the said right of way line and with the eastern line of Lot 243, N. 20° 57' W. 325.85 feet to a stake, a corner of Lot 252; thence running with a line of Lot No. 252, N. 69° 03' E. 70 feet to a stake, a corner of Lot 241; thence running with the western line of Lot 241, S. 20° 57' E. 337.8 feet to the BEGINNING, and being all of Lot 242 of said Cumberland Heights Addition, as shown on said Map;"
AND BEING the same real estate conveyed unto the Parties of the First Part herein by deed dated October 20, 2016, from Robert Perdue and Tina Perdue, husband and wife, which deed is intended to be recorded simultaneously herewith.
"This conveyance is made subject to reservations, limitations, restrictions and covenants appearing of record and affecting the property hereinabove described."
TERMS OF SALE:
1)The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.
2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.
3)The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4)The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5)The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6)The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
