NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 16, 2007, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 3446, at Page 481, Shirley Hedrick did convey unto Paul Altomare, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 21, 2026, at 5:41 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land known and described as Lot 1218, situate on 12th Street, in area P of the Nitro Reservation, at Nitro, in Union District, Kanawha County, West Virginia, bounded and described as follows: Begining at an iron pin in the southerly right-of-way line of twelfth street, said pin being a common from corner of Lot 1218 and Lot 1220; thence with the right-of-way of twelfth street, N 66 deg. 15 W. 40.0 feet to an iron pin in said right-of-way line being the common division line of said lots 1218 and 1220 to the place of beginning; containing 0.05 acre, more or less. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1218 12th Street, Nitro, WV 25143. AND BEING the same real estate which was conveyed to Shirley Hedrick, by Deed dated January 30, 1963, from Monsanto Chemical Company, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1647 at Page 567. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
