NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 21, 2015, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4119, at Page 462, Brendon Clagett and Tiffany N. Clagett did convey unto Josh Rayley, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 21, 2026, at 5:51 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Chesapeake District, Kanawha County, West Virginia, and more particularly described as follows: Lot "A" as shown on that certain map attached hereto and incorporated herein by reference and entitled "Lots "A" & "B" Being a Resubdivision of Lots Nos. 13, 14, 15 & – Block "F" of Chesapeake Located in The Town of Chesapeake, Kanawha County, WV for Rachel Shepherd Nos. 6 &14 129th Street Scale 1" = 30' April 17, 1995 Field Surveying Co., Inc. Charleston, WV" and being all of Lot 13 and Thirty Feet (30') of Lot No. 14 Block "F" of the Town of Chesapeake as laid out in lots, streets and alleys upon the map of the same made by M.W. Venable, C.E. filed and recorded in the said Clerks Office to which map reference is hereby made for a complete description of the said property; together with the right to use for the purpose of ingress and egress the streets and alleys shown upon the said map in common with the said parties of the first part and the owners of the other lots in said town. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
