TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated November 7, 2016, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Document No. 201600040515, in Book No. 1347, at Page 1278 and modified by Loan Modification Agreement recorded on July 21, 2023 in Document No. 202300016062 MOD, in Book No. 1499, at Page 634, Jonna J Jones and Brandon Jones did convey unto Roger Metheny, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by CITIZENS BANK NA f/k/a RBS CITIZENS NA to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse in Clarksburg, West Virginia, on July 1, 2026 at 12:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 03 – Clark-Clarksburg District, Harrison County, West Virginia, and more particularly described as follows: All of that certain lot or parcel of land, together with the buildings and other improvements thereon and the appurtenances thereunto belonging, situate on Capitol Avenue, in what is known as East Clarksburg, Clark District, Harrison County, West Virginia, being known, numbered and designated as Lot Nos. Five Hundred Forty-Six (546), Five Hundred Forty-Seven (547), Five Hundred Forty-Eight (548), and Five Hundred Forty-Nine (549), as laid down on Clarksburg Industrial Company’s Map of East Clarksburg, which map is of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 206, at pages 132 and 133. This conveyance is made subject to an exception and reservations of 1/16th of the oil under said lots of land, but no well is to be drilled thereon without the written consent of the aforementioned parties in Deed Book No. 867, at page 285. The previously described property is the same property to be conveyed to Jonna J. Jones and Brandon Jones by a Deed dated October 10, 2016, to be recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, contemporaneously with this Deed of Trust. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 423 Capitol Avenue, Clarksburg, WV 26301. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
