NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated December 14, 2020, from Carla S. McVay to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Lewis County, West Virginia in Trust Deed Book No. 451, at page 511, securing a promissory note in the principal amount of $73,197.31, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Lewis County Courthouse in Weston, West Virginia on July 16, 2026 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, a parcel, together with the improvements thereon and appurtenances thereunto belonging, situate in Court House District, Lewis County, West Virginia: Beginning at a set 5/8″ rebar with cap, corner of Carl Lee and Martha Jane Burkhammer Deed book 301 Page 197, and a point in the line of Dona Opal Burkhammer Heirs, Deed Book 721 Page 801, from which a found 1″ iron pipe bears N 65-09-43 W 216.87′, corner of Carl L. Burkhammer Jr. & Linda S. Burkhammer, Deed Book 568 Page 680, and Buckhammer Heirs; thence with one line of said Burkhammer Heirs, S 65-09-43 E 39.63′ to a set 5/8″ rebar with cap, corner of Carl Lee & Martha Jane Burkhammer, Burkhammer Heirs, and a point in the line of John Michael Paletti, Deed Book 612 Page 611; Thence leaving the line of said Burkhammer Heirs, and with one line of said Paletti, S 24-33-03 E 85.95′ to a set 5/8″ rebar with cap, corner of said Carl Lee & Martha Jane Burkhammer, Ronald W. & Belinda S. Burkhammer, Deed Book 570 Page 544, and a point in the line of said Paletti; Thence leaving the line of said Paletti and with the line of said Ronald W. & Belinda S. Burkhammer, N 89-00-34 W 99.41′ to a set 5/8″ rebar with cap, a point in the line of Carl Lee & Martha Jane Burkhammer, Deed Book 570 Page 393; Thence leaving the line of said Burkhammer with a partition line, N 16-34-45 E 97.15′ to the point of beginning, containing 0.132 acres, more or less. Together with a right-of-way ten (10) feet in width over adjoining lands of the W. T. Burkhammer, in common with all other persons having a right to the use of the same, from the tract first conveyed to Carl Lee Burkhammer and Martha Jane Burkhammer in Deed Book 301 at page 196 to the Town Run Road, for the purpose of ingress and egress thereto, by foot travel, wagons and motor vehicles, the center line of which is described as follows: Beginning in the northern line of said first mentioned tract having a bearing of S. 69 05′ E., 116.3 feet to a point, N. 69 05′ 41 feet distant from the eastern end of said line, and running N. 34 W., 60 feet to a stake on northern side of Town Run, N. 64 30′ W., 268 feet to a stake 15 feet below the corner of the barn; N. 39 45′ W., 168 feet to stake in the road now used by the said parties of the first part; thence with same, N. 46 45′ W., 100 feet; N. 54 30′ W., 107 feet, N. 16 E., 90 feet; N. 25 30′ E., 325 feet to stake near the approach to the Town Run Road; thence N. 30 30′ W., to the end of said Wooddell property. Together with a certain 2021 Manufactured Home, Serial Number INADLA13714-MJ13. Being the same property conveyed from Carl Lee Burkhammer and Martha Jane Burkhammer to Carla S.
