NOTICE OF TRUSTEE'S SALE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 25, 2022, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4614, at Page 618, Building Appalachia, LLC did convey unto Raymond G. Dodson and Joshua Stowers, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on July 7, 2026 at 4:02 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Charleston W District, Kanawha County, West Virginia, and more particularly described as follows: All those certain lots, tracts of parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate, lying and being in the City of Charleston, Kanawha County, West Virginia, more particularly known and described as all of Lots Nos. 24 and 25 of the Pfeiffer & Silman Addition to said City of Charleston. The said property being comprised of two (2) lots. The first lot fronting fifty (50) feet on Sixth Avenue and extending back therefrom between parallel lines (one of said parallel lines being Bream Street) a distance of eighty (80) feet to the second lot. The second lot being adjacent to the first on Bream Street and fronting forty (40) feet on Bream Street and extending back therefrom fifty (50) feet. Being the same property conveyed unto BUILDING APPALACHIA, LLC, a Nevada limited liability company, by that certain deed dated June 17, 2022, from PHILCO, LLC, a West Virginia limited liability company, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3133, at page 992. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1452 6th Avenue, Charleston, WV 25387. AND BEING the same real estate which was conveyed to Building Appalachia, LLC, by Deed dated October 25, 2022, from Philco, LLC, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3133 at Page 992. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
