The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 22, 2021, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 1045, at Page 199, William E. Long did convey unto Paul O. Clay, Jr., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Plateau District, Fayette County, West Virginia, and more particularly described as follows:

COMMENCING at a rebar (set) at the intersection of a gravel driveway and the western edge of Rt. 15/2 on Toney's Creek Hollow, said point being the Point of Beginning; thence N. 25 07' 53" W. a distance of 96.61 ft. to a rebar (set); thence N. 04 18' 16" W. a distance of 88.99 ft. to a rebar (set); thence N. 03 59' 30" W. a distance of 62.20 ft. to a rebar (set); thence N. 55 43' 48" E. a distance of 52.71 ft. to a rebar (set); thence S. 46 47' 51" E. a distance of 167.19 ft. to a rebar (set) at the edge of County Rt. 15/2; thence with the road S. 25 30' 00" W. a distance of 107.06 ft; thence S. 49 49' 10" W. a distance of 88.10 ft. to the POINT OF BEGINNING containing 0.61 acres more or less as set out on that certain map or plat prepared by Gopher Land Services, in Beaver, West Virginia, attached hereto and made a part of this instrument.

TOGETHER WITH a USED 2003 Redman Homes Model 1126651 mobile home with Serial No: RMR17287007A/B Length 64.00 x 28.00 located thereon.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 828 Toney Creek Road, Scarbro, WV 25917.

AND BEING the same real estate which was conveyed to William E. Long, by Deed dated March 1, 2021, from Michael Lee Manning, Sr. and Stephen Eugene Manning, Sr., and recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed Book 809 at Page 145.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
