TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 19, 2021, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4552, at Page 419, Warren Richard Liptok, Jr. did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on July 7, 2026 at 4:34 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Dunbar District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of Dunbar, Kanawha County, West Virginia, and being known, numbered, and designated as Lot Number Twenty-nine (29) of Block Eleven (11) in the City of Dunbar, as shown upon a map of the City of Dunbar, filed and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia. And being the same property conveyed unto Mary Perdue Jones by Gilbert Randall Fisher by Deed dated November 13, 2015, of record in the aforesaid Clerk's Office in Deed Book 2927, at page 789. And being also the same property conveyed unto Warren Richard Liptok, Jr., by Mary Perdue Jones by deed dated November 19, 2021 to be recorded simultaneously herewith in the aforesaid Clerk's Office. This conveyance is made subject to any and all covenants, restrictions, easements as the same may appear in instruments of record in the aforesaid Clerk's Office. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 348 18th Street, Dunbar, WV 25064. AND BEING the same real estate which was conveyed to Warren Richard Liptok, Jr., by Deed dated November 19, 2021, from Mary Perdue Jones, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3114, at Page 354. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
