NOTICE OF SALE UNDER DEED OF TRUST Under the authority of a certain Deed of Trust from Michael C. Tompkins and Erin Thomas, dated the 4th day of December, 2013 to Alan H. Larrick, Trustee, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5053, at page 7377; default having been made in the payment of the obligations secured by said Deed of Trust and sale having been requested in writing by the holder of the obligation secured; and A. David Abrams, Jr. having been substituted as Trustee under a Notice of Appointment of Substitute Trustee dated February 9, 2016 and recorded in the County Clerk’s Office in Book 5061, at Page 2600, the undersigned will offer for sale at the front door of the Courthouse of Raleigh County, Beckley, West Virginia, at 9:30 a.m. on Friday, March 18, 2016, that certain real estate conveyed by said Deed of Trust as described on Exhibit A attached hereto and made a part hereof. Bledsoe, Inc. 104 Wilson Street, Beckley, West Virginia, which said plat is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map File 2-52A reference to which is hereby made for a more particular description of said tract or parcel of real estate. TRACT TWO: The surface of that certain lot or parcel of land situate in Town District, Raleigh County, West Virginia, and being the northern one-half of Lot 54 of Lilly Ridge, which northern one-half is adjacent to Lot No. 55 of said Lilly Ridge, as shown and designated upon a map of said Lilly Ridge, in which said map is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 620, at page 828-A, to which said map reference is hereby made and made a part hereof for a more particular description of the Lot herein described. And being the same property acquired by Michael C. Tompkins and Erin Tompkins, by deed dated October 17, 2013, from OAC Investments, LLC, a West Virginia Limited Liability Company, to be recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, prior to or simultaneously herewith. And being the same property heretofore acquired by Michael C. Tompkins and Erin Tompkins, husband and wife, by Deed dated the 17th day of October, 2013, from OAC Investments, LLC and which Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5053, at page 7376. The above described real estate will be conveyed by the undersigned to the purchaser by deed without warranty of any kind, express or implied, and made subject to all property taxes, prior liens, including any liens for sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, right of way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property. The subject property will be sold in AS IS condition. The undersigned shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. The above-described real estate will be sold by the undersigned by auction to the highest bidder subject to the right of the undersigned to reject all bids if in his opinion they are inadequate.
