NOTICE OF SALE
UNDER DEED OF TRUST
Under authority of a certain Deed of Trust from Robert A. Johns and Cherri S. Jonns, dated the 30th day of June, 2006 to A. David Abrams, Jr. Trustee, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5022, at page 7861; default having been made in the payment of the obligations secured by said Deed of Trust and sale having been requested in writing by the holder of the obligation secured; the undersigned will offer for sale at the front door of the Courthouse of Raleigh County, Beckley, West Virginia, at 10:00 a.m. on Tuesday, September 18, 2018, that certain real estate conveyed by said Deed of Trust as described on the Exhibit A attached hereto and made a part hereof.

EXHIBIT A
The surface of that certain real estate located in CITY OF BECKLEY DISTRICT, RALEIGH COUNTY, WEST VIRGINIA, and more particularly described as follows:
BEING LOT NO. 7, SECTION 8 of the SOUTH BECKLEY ADDITION to the City of Beckley, Raleigh County, West Virginia, located at the intersection of Springdale Avenue and Woodlawn Avenue, being more particularly described as follows:
BEGINNING at a rebar (found) on the right of way of Woodlawn Avenue, being the common comer of Lots No. 6 & 7; thence with the right of way of Woodlawn Avenue, S. 32 10′ E., 61.40′ to a rebar (set), being the comer of Lot No.7, at the intersection of the right of ways of Woodlawn Avenue and Springdale Avenue; thence with the right of way of Springdale Avenue, two courses and distances: S. 70 39′ W., 138.60′ to a rebar (set); thence N. 73 03′ W., 22.69′ to a rebar (set) at the intersection of Springdale Avenue and an alley; thence with the right of way of said alley, N. 32 10′ W., 13.50′ to an angle iron (found), being the common comer of Lots No. 6 & 7; thence with the common lot line of Lots No.6 & 7, N. 57 50′ E., 150.00′ to the point of BEGINNING, containing 0.150 acre, more or less, as surveyed by Engineering Services, Inc., of Beckley on March 6, 1998.
And being the same property acquired by the party of the first part by Deed from Jonathan R. Ormond and Michelle M. Ormond, his wife, to Robert A. Johns and Cherri S. Johns, his wife, dated the 27th day of June, 2006, to be recorded prior to or simultaneously herewith this Deed of Trust.
This Deed of Trust is made and accepted subject to all prior reservations, restrictions, covenants, and conditions granted or reserved by all predecessors in title except those pertaining to race, color, or creed.

And being the same property heretofore acquired by Robert A. Johns and Cherri S. Johns, his wife, by Deed dated the 27th day of June, 2006, from Jonathan R. Ormond and Michelle M. Ormond and which Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5022, at page 7858.
The above described real estate will be conveyed by the undersigned to the purchaser by deed without warranty of any kind, express or implied, and made subject to all property taxes, prior liens, including any liens for sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, right of way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property.
The subject property will be sold in AS IS condition. The undersigned shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS OF SALE
Cash in hand on day of sale. The above-described real estate will be sold by the undersigned by auction to the highest bidder subject to the right of the undersigned to reject all bids if in his opinion they are inadequate. The owner of the indebtedness secured by the above described deed of trust and the owner of any other interest in the property to be sold shall have the right to bid.

CONTINUANCE –
ADJOURNMENT OF SALE
The undersigned reserves the right to continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice than announcement of the time and the place of sale as hereinabove set forth for any continuance or adjournment thereof.
