UNDER DEED OF TRUST
Under authority of certain Deeds of Trust from Braveheart Real Estate, Inc.,: (1) dated the 11th day of October, 2013 to Alan H. Larrick, Trustee, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5053, at page 2607 and (2) dated the 30th day of November, 2017 to Mark H. Wright or Bradford Ritchie, Trustees, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5066, at page 7717; default having been made in the payment of the obligations secured by said Deeds of Trust and sale having been requested in writing by the holder of the obligations secured; and A. Davids Abrams Jr. having been substituted as Substitute Trustee under Notices of Appointment of Substitute Trustee dated January 3, 2019 and recorded in the County Clerk’s office in Book 5068, at page 9328 and January 17, 2019 and recorded in the County Clerk’s office in Book 5068, at page 9601 the undersigned will offer for sale at the front door of the courthouse of Raleigh County, Beckley, West Virginia, at 9:30 a.m. on Tuesday, March 26, 2019, that certain real estate conveyed by said Deeds of Trust as described on the Exhibit A attached hereto and made a part hereof. THE SUBSTITUTE TRUSTEE RESERVES THE RIGHT TO OFFER THE PROPERTIES INDIVIDUALLY FOR SALE AND THEN TO OFFER ALL PROPERTIES TOGETHER AS A UNIT FOR SALE.

And being the same properties heretofore acquired by Braveheart Real Estate, Inc., by Deed dated the 22nd day of July, 2013, from Steve Thompson and which Deed is of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5052, at page 2814; and by Braveheart Real Estate, Inc. from Branch Banking and Trust Company by Deed dated December 14, 2011 and of record in the office of the clerk of the County Commission of Raleigh County, West Virginia in Deed Book 5045, at page 3488; and by Braveheart Real Estate, Inc, by Deed dated the 21st day of May, 2012, from The Bank of New York Mellon (FKA The Bank of New York) Cit Home Equity Trust 2002-1 and which Deed is of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5047, at page 4827.
The above described real estate will be conveyed by the undersigned to the purchaser by deed without warranty of any kind, express or implied, and made subject to all property taxes, prior liens, including any liens fro sewer service assessed by any municipality or public service district, reservations, encumbrances, restrictions, right of way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property.
The subject property will be sold in AS IS condition. The undersigned shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS OF SALE
Cash in hand on day of sale. The above-described real estate will be sold by the undersigned by auction to the highest bidder subject to the right of the undersigned to reject all bids if in his opinion they are inadequate. The owner of the indebtedness secured by the above described deed of trust and the owner of any other interest in the property to be sold shall have the right to bid.

The undersigned reserves the right ton continue the sale, or to adjourn the sale, for a time, or from time to time, without further notice than announcement of the time and the place of sale as hereinabove set forth for any continuance or adjournment thereof.
