NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 22nd day of September, 2011, signed by Thomas M. Caya, unmarried, to John R. Lukens and Ellen S. Cappellanti, Trustees, which said deed of trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2401, at page 73, and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 9:15 o’clock, a.m. on the 2ND DAY OF JULY 2019 at the front doors of the Courthouse in Cabell County in Huntington, West Virginia the following described real estate: All that certain lot, tract or parcel of land, situate in Barboursville District, Cabell County, West Virginia, t0-wit: A certain lot, parcel or tract of land situate in the State of West Virginia, Barboursville District, Cabell County and being located on Jarrod Drive, Nicholas Drive or Heath Court in the Lost Valley Area, as recorded in Deed Book 807 at page 113, in the Office of the Clerk of Cabell County, West Virginia, and being more particularly bounded and described as follows: Beginning at a iron pin at the West right of way line of Nicholas Drive, said point is located South 70 degrees 29′ 16″ West 30.01 feet from an iron pin found in the Northwest corner of Lot No. 3 of the said Lost Valley Subdivision, Section No. 5, Deed Book 807 at page 113, Map Book 10 Page 4; thence with the said right of way line, South 18 degrees 15′ 45″ East 117.68 feet to an iron pin set, thence, leaving said Nicholas Drive, South 66 degrees 19′ 12″ West 150.28 feet to an iron pin the East right of way line of Jarrod Drive; thence, with said right of way line, North 26 degrees 12′ 54″ West 102.68 feet to an iron pin set; thence with a curve to the right with a radius of 206.16 feet the arc distance of 46.55 feet with a chord which bears, North 12 degrees 56′ 23″ West 46.45 feet to an iron pin; thence, leaving, said Jarrod Drive, North 77 degrees 29′ 28″ West 160.32 feet to the point of beginning, containing 21109.9 square feet or 0.485 acres, more or less, as surveyed by Jack G. Meenach, Prof. Surveyor. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust.
