UNDER DEED OF TRUST
Notice is hereby given that, under authority of a certain deed of trust hereinafter described, the undersigned Substitute Trustee will, at the front door of the Tucker County Courthouse, in Parsons, West Virginia, on
July 10, 2019
11:00 a.m.
offer for sale certain property described in that certain deed of trust executed by Brian Keith Jones to Raymond L. Fair, as Trustee, which deed of trust is dated the 20th day of February, 2003, and of record in the Office of the Clerk of the County Commission of Tucker County, West Virginia, in Trust Deed Book 178, at Page 601; and given to secure W. L. Goddin and Margaret P. Goddin, the payment of a note therein described.
By Substitution of Trustee dated May 20, 2019, and of record in the Office of the Clerk of the County Commission of Tucker County, West Virginia, in Trust Deed Book 291, at Page 579, Jennifer L. Morgan was appointed Substitute Trustee, and which said property is described as follows:
All that certain parcel or tract of real estate situate in Blackfork District, on the waters of Pleasant Run, containing 8 acres, more or less, and more particularly bounded and described as follows:
BEGINNING at a metal stake by a fence post on the south side of West Virginia, Route 47, a corner of Fred Hansford, Jr. and Vilas Dale Stalnakeri thence
Running southeasterly along the boundary line of Fred Hansford, Jr. and Villas Dale Stalnaker to Pleasant Run to the corner of Fred Hansford, Jr., Vilas Dale Stalnaker and Delon Kight; thence
Running easterly with Stalnaker and Kight, then leaving Kight; thence
Running with the U.S. Nation Forest and Stalnaker to the corner of the U.S. National Forest and Stalnaker; thence
Running with the U.S. National Forest and Stalnaker, then crossing Pleasant Run in a northerly direction to a pointed post and iron pipe on the south side of WV Route 47; thence
Leaving the U.S. National Forest and running with Stalnaker in a westerly direction along WV Route 47 to a metal stake and painted post which is a corner to Alfred L. Carr and Janet C. Carr and Vilas Stalnaker; thence
With Carr and Stalnaker 81 feet south to a large metal pipe on the north bank of Pleasant Run, a corner to Carr and Stalnaker; thence 235 feet in a westerly direction along the bank of Pleasant Run to a large metal pipe, a corner to Carr and Stalnaker; thence
182 feet in a northerly direction to a painted post and metal Pipe on the south side of WV Route 47, a corner to Carr and Stalnaker; thence
Leaving Carr and running westerly along WV Route 47, to the place of BEGINNING.
And being the same real estate conveyed to Brian Keith Jones by Robert M. Pigott and Doris I. Pigott, by deed dated February 18, 2003, and of record in the Office of the Clerk of the County Commission of Tucker County, West Virginia, in Deed Book 174, at Page 157.
This conveyance is made subject to any and all reservations, restrictions, exceptions, rights-of-way and easements as set forth in prior instruments of record in the chain of title to said real estate.
The above described property will be sold subject to all reservations, restrictions, exceptions and conditions contained in all prior deeds conveying said real estate except those pertaining to race, color or creed, and subject to all unpaid levies and assessments including real estate taxes.
TERMS OF SALE: Cash in hand on day of sale, or ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c} down), or approved line of credit with closing to occur within thirty (30) days. Purchaser accepts subject real estate “AS IS”.
The undersigned Substitute Trustee reserves the right to reject any and all bids received, and to continue said sale from time to time, upon announcement thereof given verbally, on day of sale and any continuance thereof.
