TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 24, 2018, and duly recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1569, at Page 400, Jack R. Walton and Stephanie N. Seymour did convey unto Stazenski Law Firm, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Ohio County Courthouse, in Wheeling, West Virginia, on
January 15, 2020,
at 11:00 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Wheeling District, Ohio County, West Virginia, and more particularly described as follows:
Lot Numbered Six (6) in S.C. Patterson’s Addition to the town of Patterson, as the same is shown and designated on the plat known as S.C. Patterson’s Addition to the Town of Elm Grove, which said plat is on file and of record in the Office of the Clerk of the County Court of Ohio County, West Virginia, in Plat Book 1, at Page 26, said lot has a frontage of fifty-one and twenty-five hundredths (51.25) feet on Patterson Street in said Town of Patterson and extends one hundred and twenty (120) feet on Paxton Avenue, on which Avenue it has a frontage of forty- seven and seventy-five hundredths (47.75) feet, together with the improvements thereon and the appurtenances thereunto belonging.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 118 Paxton Avenue, Wheeling, WV 26003-7417.

AND BEING the same real estate which was conveyed to Jack R. Walton and Stephanie N. Seymour by Deed dated August 24, 2018, from Dena Mari Anderson, and recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 947, at Page 589.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
