Notice is hereby given, that the undersigned Substitute Trustee, by the virtue of the authority vested in it by that certain Deed of Trust dated February 5, 1991, recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed of Trust Book 207, at Page 129, executed by Bob L. Sapp and Sondra L. Sapp, to John C. Musgrave, State Director of the
Rural Housing Service for the State of West Virginia, or its successor agency, and the successors in office as State Director or Acting State Director, as Trustee, for the benefit of the United States of America, acting through the Rural Housing Service or successor
agency, United States Department of Agriculture,
And by the virtue of the authority vested in it by that
certain Deed of Trust dated January 4, 1996, recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed of Trust Book 232, at Page 492, executed by Kevin L. Wade and Amy D. Wade, to Bobby Lewis, State Director of the Rural Housing Service for the State of West Virginia, or its successor agency, and the successors in office as State Director or Acting State Director, as Trustee, for the benefit of the United States of America, acting through the Rural Housing Service or successor agency, United States Department of Agriculture,

And by the virtue of the authority vested in it by that
certain Deed of Trust dated September 6, 2000,
recorded in the Office of the Clerk of the County
Commission of Wetzel County, West Virginia, in Deed of Trust Book 262, at Page 600, executed by Alan Ray Baker and Deanne F. Baker, to Robert D. Lewis, State Director of the Rural Housing Service for the State of West Virginia, or its successor agency, and the
successors in office as State Director or Acting State Director, as Trustee, for the benefit of the United States of America, acting through the Rural Housing Service or successor agency, United States Department of
Agriculture, will offer for sale at public auction at the front door of the Wetzel County Courthouse, in New Martinsville, West Virginia, on

January 15, 2020 at 12:52 p.m.

The following described property, with its improvements, easements and appurtenances thereunto belonging,
situate in the Magnolia District, Wetzel County, West Virginia, and more particularly described as follows:

The following described property situate on Limestone Ridge, in Magnolia District, Wetzel County, West
Virginia, bounded and described as follows:

Beginning at a point being the center line of West
Virginia State Route L.S. 5 (commonly called Limestone Ridge Road), and corner to Anderson; thence with the center line of said road the next two calls, S. 25 deg. 21′ E. 18.1 feet to a point; thence S. 10 deg. 7′ E. 185.2 feet to a point; thence leaving said road, S. 79 deg. 45′ E. 221.04 feet to a stake in the line of a B. wire fence; thence N. 24 deg. 31′ W. 125.17 feet to a stake; thence N. 12 deg. 31′ W. 150.34 feet to a stake, corner to Anderson; thence S. 81 deg. 29′ W. 174.4 feet to the beginning, containing .96 acres, more or less, according to the survey of Henry M. Parsons, a West Virginia
Surveyor, dated March 19, 1969, a plat of which is recorded in the Office of the Clerk of the County
Commission of Wetzel County, West Virginia, in Deed Book 253, at Page 150, to which plat reference is here made for a more particular description of said property.

There is granted herein the following described right of way in Magnolia District, Wetzel County, West Virginia, serving said .96 acre tract and being a right of way six feet wide for a gas line and electric line upon and over said lands formerly owned by Anderson and the right to lay, re-lay, renew and finally remove said gas and
electric lines, the center line of which right of way is N. 77 deg. E ___ feet to the existing gas line and electric lines on lands formerly owned by Anderson.

At the time of the execution of the Deed of Trust, the property was reported to have a mailing address of HC 61 Box 175, New Martinsville, WV 26155. We have
reason to believe the property now has a mailing
address of 998 Limestone Ridge Road, New Martins- ville, WV 26155.

AND BEING the same real estate conveyed to Alan Ray Baker and Deanne F. Baker by Deed dated September 5, 2000 from Kevin L. Wade, Amy D. Hall and Eric J. Hall and recorded in the Office of the Clerk of the
County Commission of Wetzel County, West Virginia in Deed Book 370, at Page 116.

TERMS OF SALE:

1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens,
reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.

2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4) The Trustee shall be under no duty to cause any
existing tenant or person occupying the property to
vacate said property, and any personal property and/or belongings remaining at the property after the
foreclosure sale will be deemed to constitute
ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

5) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the total purchase price payable to the Trustee at sale. Title will be conveyed by Trustee’s Deed upon payment of balance. There will be no refund granted of any amount if the third party purchaser elects not to
purchase the property for any reason.

CONTINUANCE OR ADJOURNMENT OF SALE:

The Trustee or his assigns has the right to continue the sale or to adjourn the sale for a time or from time to time without further notice other than oral public announce- ment at the time and place appointed for such sale or at any continuance or adjournment thereof and correction made on the posted notices, which continuance shall be in the sole discretion of the Trustee.
