The undersigned Substitute Trustee, by virtue of the
authority vested in it by that certain Deed of Trust dated July 11, 2008, and duly recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed of Trust Book 339, at Page 563 and rerecorded in Deed of Trust Book 341, at Page 177, Erica S. Shirer did convey unto David G. Palmer, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and
default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wetzel County Courthouse, in New Martinsville, West Virginia, on

January 15, 2020, at 12:50 PM

The following described real estate, with its improve- ments, easements and appurtenances thereunto
belonging, situate in the Paden City Corporation District, Wetzel County, West Virginia, and more particularly described as follows:

FIRST TRACT: All of that certain lot or parcel of land
situate and fronting on Boston Street, in Paden City, Wetzel County, known, designated and described as
follows:

All of Lot Number Fourteen (14), of Paden City, as shown upon a plat of Paden City as laid out and
recorded in the Office of the Clerk of the County
Commission of Wetzel County, West Virginia in Plat Book 1, at Page 62.

SECOND TRACT: Situate in the Town of Paden City, Wetzel County, West Virginia, known and designated as Lots No. 15 and 16 on Boston Street, as designated and laid out upon the plat of Paden City, as recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 127 Boston Street, Paden City, WV 26159-1721.

AND BEING the same real estate which was conveyed to Erica S. Shirer, by Deeds dated July 10, 2008, and August 22, 2008 from Jason Hood and Bernadette Hood, and recorded in the Office of the Clerk of the County Commission of Wetzel County, West Virginia, in Deed Book 416, at Page 62 and Deed Book 417, at Page 249.

The above-described property will be sold subject to
any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject
property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
