NOTICE OF TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated April 10, 2017, executed by Borrower, Carmean Blackledge, to Josh Rayle, the Trustee of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5065, at Page 551. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 221 Bradford Drive, Beckley, WV 25801. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated February 27, 2018, of record in the Clerk’s Office in Book 5067, Page 1558. The borrower defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Raleigh County, in Beckley, West Virginia, on the following date:

All that certain property situated in the county of Raleigh, and State of West Virginia, being described as follow:
Certain Parcel of land situate in Town District, Raleigh County, West Virginia, and being more particularly bounded and described as follows:
Beginning at a stake on the Eastern Right of way line of Tolbert Street which is on the common boundary line of Lots Nos 2 and 3; thence with the common boundary line of Lots Nos 2 and 3. S 80 degrees 30 minutes E 247.32 feet to a stake; thence leaving the common boundary line of Lots Nos 2 and 3 S. 9 degrees 30 minutes W, 165.36 feet to a stake, which is on the common boundary line of Lots Nos 3 and 4; thence with the common boundary line of Lots Nos 3 and 4, N 80 degrees 30 minutes W 247.32 feet to a stake on the Eastern right of way line of Tolbert Street; thence with the Eastern right of way of Tolbert Street N 9 degrees 30 minutes W 165.36 feet back to the Point of Beginning, containing 0.93 acre, more or less.
There is hereby excepted and reserved from this conveyance that certain tract or parcel of land previously conveyed to John Luckton and Sharon Luckton by deed dated June 16, 1983. From Clyde Davis Tolbert and Marion Hope Tolbert, his wife, which said deed is of record in the aforesaid Clerk’s Office in Deed book 670 at page 308, and more particularly described as follows:
Beginning at a 1 inch iron rod said in the Eastern Line of Tolbert Street, said point being a common corner of Lots 2 and 3 and also situate near the Land A.E. Power Company Pole number 847-A-3B5; thence leaving Tolbert Street and with the dividing line between Lots 2 and 3 S 80 degrees 30 minutes E 125 feet to a point; thence leaving said dividing line and thru Lot #3 S 09 degrees 30 minutes W 165.36 feet to a point and the dividing line N 80 degrees 30 minutes W 125.00 feet to a 1 Inch iron rod, found on the east side of A, E, Company Pole =#847-AL 10 in the Eastern Line of Tolbert Street N 09 degrees 30 minutes W 165.36 feet to the Point of Beginning.
The subject includes Manufactured Home Serial Number Model No. 2663B, Manufactured 2006, with Serial Number: VAF15A61474-*BH13, which is affixed to the land and is part of the real property.

Being the same property conveyed to Carmean Blackledge by the Deed dated January 7, 2011 and recorded in Deed Book 5041 at Page 9747 in the Office of the Clerk of the County Commission of Raleigh County, West Virginia.
TERMS OF SALE:
1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.
2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1.
3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.
6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the total purchase price payable to the Trustee at sale.
