TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated November 20, 2013, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4009, at Page 97, John R Sarver and Ashley E Sarver did convey unto Vance Golden, Attorney, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated November 1, 2017 and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on February 11, 2020 at 4:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 24-Poca District, Kanawha County, West Virginia, and more particularly described as follows: The land referred to herein below is situated in the county of Kanawha, State of WV and is described as follows: All that parcel of land in Kanawha County, State of West Virginia, as more fully described in Deed Book 2747, Page 238, ID# Map 5 Parcel 31, being known and designated as follows: That certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on the Allens Fork of Poca River in Poca District, Kanawha County, West Virginia, being more particularly bounded and described as follows: Beginning at a stone on the West side of Allens Fork Road on the East side of the residence formerly occupied by Inez Mae Harrison; thence up the Cabot Road N. 36 E. 5 Poles 14 Links to a white oak on the North side of said road; thence continuing up the hill N. 706 E. 13 Poles 22 Links to a stone on the North side of road; thence N. 16 W. crossing a deep hollow and passing an ash bush at 12 Links and 24 Poles to a stake; thence S. 61 1/2 W. 27 Poles 15 Links to a stone on the West side of Allens Fork Road, at the lower forks of said road leading from the residence of James Bowling to the Allens Fork Road; thence with the road and with Two lines of Bowling S. 20 3/4 E. Miller and Douglas C. Miller, by virtue of a deed from Patricia L. Miller, formerly known as Patricia L. Boggess, dated September 28, 2004, and duly of record in the aforesaid Clerk’s Office in Deed Book 2613 at Page 950, reference to said Deed being made for all pertinent purposes. More commonly known as 4800 Allens Fork RD, Charlestown, WV 25320 Tax/Parcel ID: Map 5 Parcel 31 At the time of the execution of the Deed of Trust, this property was reported to have an address of: 4800 Allens Fork Rd, Charleston, WV 25320. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
