NOTICE OF TRUSTEE’S SALE
Under authority of that certain Deed of Trust dated June 29, 2018, from Rodney Ray Mohr, II, to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5068, at page 4249, securing a promissory note in the principal amount of $38,594.28, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on February 19, 2020 at 4:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the following piece, parcel or tract of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate, lying and being in Slab Fork District, Raleigh County, West Virginia, which is more particularly described as follows:
Beginning at a point in the center of West Virginia Route 29, a corner to property owned by Joseph R. Overbay, Jr. and Joyce Overbay, thence with the road S. 76deg. 40′ W. 130.00 feet to a point in the center of Route 29; thence leaving Route 29 and with the line of Herman Blevins and Shelby Blevins; S. 10deg. 34′ E. 207.09 feet to a point on a hillside; thence S. 70deg. 31′ E. 207.09 feet to point on a hillside; S. 70deg. 31′ E. 147.60 feet to a point on a hillside, a common corner to Jerry E. Wills and Zelda Wills and Joseph Overbay, Jr. and Joyce Overbay; thence down the hill with the Overbay line N. 10deg. 09′ W. 287.29 feet to the place of beginning, as shown on a map of record.
Being the same property conveyed from Vanderbilt Mortgage and Finance, Inc. to Rodney Ray Mohr II, by Deed dated June 28, 2018, of record in the aforesaid Clerk’s office on Roll No. 5068, at page 339.
Terms of the sale: Ten percent nonrefundable cash deposit due at sale. Ninety percent balance of purchase price due within thirty days of date of sale.
