NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated December 23, 1997, executed by Borrowers, Billy Gene McGill and Wilda L McGill, to Robert P. Howell, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 2409, at Page 498 and re-recorded January 27, 1998 in Book 2415, Page 220. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1028 Seventh Ave, St. Albans, WV 25177. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated December 11, 2019, of record in the Clerk’s Office in Book 4400, Page 17. The borrowers defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Hall Subdivision of said Block 51, which said map is of record in the office of the Clerk of the County Commission of Kanawha County in Map Book 1, at page 121; thence running with the easterly line of said Lot No. 13, in a northerly direction, a distance of 119.5 feet to a stake; thence running in a westerly direction, parallel to the line of said Seventh Avenue a distance of 43 feet, more or less, to a stake in the dividing line between. Lots Nos. 14 and 15 as shown on said map; thence running in a southerly direction with the said dividing line between said Lots Nos. 14 and 15, a distance of 115 feet, more or less, to a stake in the northerly line of said Seventh Avenue, as shown on said map; thence running in an easterly direction with the northerly line of said Seventh Avenue a distance of 83.4 feet to the beginning. This conveyance is made subject to any and all covenants, restrictions, and easements as the same may appear in instruments of record in the aforesaid Clerk`s Office. Being the same property conveyed to Billy Gene McGill and Wilda L McGill by the Deed dated December 23, 1997 and recorded in Deed Book 2431 at Page 262 in the Office of the Clerk of the County Commission of Kanawha County, West Virginia.
