TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 20, 2017, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4270, at Page 382, Heidi Lynn Richmond did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on December 10, 2020, at 1:00 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the St. Albans District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, tract or parcel of land, together with the improvements thereon and all appurtenances thereunto belonging, situate in the City of St. Albans, #17 St. Albans District, Kanawha County, West Virginia, and being all of Lot One (1), of Block Three (3), in the Kanawha River Addition of the Belville Estates in St. Albans, in St. Albans District (formerly Jefferson District), Kanawha County, West Virginia, a shown upon a plat thereof duly of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book No. 2, at Page 68, excepting and reserving a strip 8/10th of one foot adjacent to Lot Two (2) of said Block Three (3), previously conveyed to Mary E. Grinstead, by Deed dated July 1, 1954, of record in the Clerk’s office in Deed Book 1098, at Page 455, the lot hereby conveyed having a frontage of forty (4) feet and depth of one hundred (100) feet. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1900 McKinley Avenue, Saint Albans, WV 25177. AND BEING the same real estate which was conveyed to Heidi Lynn Richmond by deed dated October 20, 2017, from Charles A. Arey and Donna J. Arey, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2984, at Page 726. The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
