The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated November 1, 2017, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5066, at Page 7031, Susan Lucas Webb did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City of Beckley District, Raleigh County, West Virginia, and more particularly described as follows:

BEGINNING at a set ½” iron pin which is 59.78 feet southwest of the southern side of Fifth Street and western side of Edgewood Drive; thence S. 12deg. 45′ W. 62.18 feet to a set ½” steel pin; thence N. 77deg. 15′ W. 64.06 feet to a set ½” steel pin; thence N. 12deg. 45′ E. 62.18 feet to a set ½” steel pin; thence S. 77deg. 15′ E. 64.06 feet to the point and place of beginning and containing 3,983 square feet, more or less, and being more particularly described upon a map entitled “MAP SHOWING THE PROPERTY OF ELEANOR LORRAYNE WEBB AS SUBDIVIDED SITUATE IN THE CITY OF BECKLEY, RALEIGH COUNTY, WEST VIRGINIA BEING A PART OF LOTS NOS. 9, 10 & 11 OF FORD ADDITION, BLOCK ‘T'” as prepared by Dennis J. Lilly of Beckley, WV Land Surveyor License No. 256 Oct. 24, 1981, recorded in the aforesaid Clerk’s Office in Map File 294-B.

Lot No. 1 of Parkview Addition to the City of Beckley, as shown on a map of the said addition of record in the aforesaid Clerk’s Office in Map Book 3, at Page 34, to which map reference is made for a more particular description of the property conveyed herein.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 202 Edgewood Drive, Beckley, WV 25801.

AND BEING the same real estate which was conveyed to Susan Lucas Webb by Deed dated October 3, 2017, from Stephen Douglas Webb, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5066, at Page 2381.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
