TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 4, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wyoming County, West Virginia, in Deed of Trust Book 296, at Page 461, Brian Hawkins and Amanda Hawkins did convey unto G. Todd Houck, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wyoming County Courthouse, in Pineville, West Virginia, on

August 20, 2024, at 12:28 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Mullins Corporation District, Wyoming County, West Virginia, and more particularly described as follows:

That certain lot, parcel or tract of real estate, together with all improvements thereon and any appurtenances thereunto pertaining, lying and situate in Mullens Corporate District, Wyoming County, West Virginia, and being more particularly described as follows:

BLK 4 PT Lots 11-12 Farley Ave L L Co Add – Tax Map 4, Parcel 185. Beginning at a point on Center Street S. 74° 23’ E. 80.00 ft. to a point, thence West 53.44 ft. to a point on Farley Avenue, thence N. 86° 07’ W. 81.60 ft. to a point; thence East 70.04 ft. to the point of beginning; and being the same property conveyed to Brian Hawkins and Amanda Hawkins, by deed dated October 4, 2021, of record in the office of the Clerk of the County Commission of Wyoming County, West Virginia, in Deed Book 507, at page 959, reference to all of which is hereby made for a more complete description thereof.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 923 Center Street, Mullens, WV 25882.

AND BEING the same real estate which was conveyed to Brian Hawkins and Amanda Hawkins, by Deed dated October 4, 2021, from Martha Melton, and recorded in the Office of the Clerk of the County Commission of Wyoming County, West Virginia, in Deed Book 507, at Page 959.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
