The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 29, 2021 and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5074, at Page 4276, Jeffrey A. Whisman and Bobbi A. Dawson did convey unto Seneca Trustees, Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the 8- Shady Spring District, Raleigh County, West Virginia, and more particularly described as follows:
All that certain lot, tract or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, situate in the Shady Spring District, Raleigh County, West Virginia, and being part of Lots 37 and 38 of Lilly Plane at Ghent, and more particularly bounded and described as follows:
TRACT 1
BEGINNING at the southernmost common corner to Lots 36 and 37 on the northern right of way line of Center Street, said corner being situated N 21 34’ W 4.84 feet from a steel axle; thence following the division line between Lots 36 and 37, N 21 34’ W 300.00 feet; thence running through Lot 37 and Lot 38, N 68 26’ E139.50 feet to a point on the western edge of a driveway; thence following said edge of driveway the four (4) following calls: (1) S 26 30’ E 122.06 feet to a point on the division line between Lots 38 and 39; (2) following said division line, S 21 34’ E 57.61 feet; (3) running into Lot 38, S 11 30’ E 47.16 feet; (4) continuing through Lot 38, S 07 12’ E 76.75 feet to a point on the northern right of way line of Center Street; thence following said right of way line S 68 26’ W 122.71 feet to the point of BEGINNING and containing 0.984 acre, more or less.

BEGINNING at the northernmost common corner to Lots 36 and 37 on line of Lot 29; thence following the northern boundary to Lot 37 along Lots 28 and 29, N 54 31’ E 51.62 feet; thence following the western edge of a driveway through Lot 37 and into Lot 38 the two (2) following calls: (1) S 50 33’ E 169.47 feet; (2) S 33 10’ E 36.23 feet; thence running through Lots 37 and 38, S 68 26’ W 139.50 feet to a point on the division line between Lots 36 and 37; thence following said division line, N 21 34’ W 171.32 feet to the point of BEGINNING and containing 0.414 acre, more or less.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 227 Center Street , Ghent, WV 25843.
AND BEING the same real estate which was conveyed to Jeffrey A, Whisman and Bobbi A. Dawson, by Deed dated July 28, 2021, from Claudia D. Jackson, as Executrix of the Estate of Floyd Gaylen Blevins, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book, 5074, at Page 4275.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
