TRUSTEE’S SALE OF VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated November 22, 2013, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Document No. 546345, in Book No. 1267, at Page 202, Michael Blevins and Amanda Blevins did convey unto The Dudley Law Firm, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated March 23, 2021, and recorded in the aforesaid Clerk’s office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse in Princeton, West Virginia, on

the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Beaver Pond District, Mercer County, West Virginia, and more particularly described as follows:

“All that certain tract or parcel of land situate in Beaver Pond District, Mercer County, West Virginia”, and more particularly bounded and described as follows:

“BEGINNING at the south west corner of the F. N. Jamison property, this corner being at the intersection of the East line of 30 feet private road with the North line of the Bluefield-Princeton road; thence N. 40deg. 04′ W. 355.8 feet to a point in the East line of the said 30 feet private road; thence N. 68deg. 31′ W. 169.5 feet to the iron pin; being the BEGINNING point of the property here conveyed.”
“BEGINNING at the iron pin, as above located; thence S. 46deg. 06′ W. 40.7 feet to a point; thence S. 23deg. 49′ E. 96.2 feet to a point; thence S. 7deg. 58′ W. 46.2 feet to a point; thence S. 50deg. 58′ W. 46.9 feet to a point; thence S. 83deg. 53′ W. 92.8 feet to a point; thence N. 85deg. 55′ W. 58.2 feet to a point; thence N. 61deg. 33′ W. 53.5 feet to a point; thence N. 46deg. 22′ W. 102.1 feet to a point; thence N. 23deg. 13′ W. 66.3 feet to a point; thence N. 16deg. 02′ E. 39.0 feet to a point; thence N. 36deg. 02′ E. 124.6 feet to a point; thence N. 14deg. 45′ E. 62.3 feet to a point; thence N. 24deg. 15′ W. 54.6 feet to a point; all these aforesaid points being in the East line of the 30 foot wide road; thence leaving said road, N. 44deg. 00′ E. 53.2 feet to a point in the North line of the present F. N. Jamison property; thence S. 47deg. 39.5′ E. 328.69 feet to a stake; thence S. 46deg. 06′ W. 35.68 feet to the iron pin at the point of BEGINNING.”
This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said clerk’s office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by a careful inspection of the premises.

At the time of the execution of the Deed of Trust, this property was reported to have an address of: 248 Hudson Lane, Princeton, WV 24739.

The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: $9000.00 in cash and/or certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale.

FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer.

Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
