Legal Notice


Under authority of a certain Deed of Trust dated January 5, 2017, from LORENZO K. WOOD to RONALD E. CLAY and/or ERWIN CONRAD, Trustees (either of whom may act, recorded in the Offices of the Clerk of the County Commission of Raleigh County, West Virginia in Trust Deed Book 5064 at Page 2336, default having been made in the payment of the obligation secured by said Trust Deed and sale having been requested in writing by the Holder of the obligation security; the undersigned Trustee or his undersigned Agent and Attorney will offer for sale at the front door of the Courthouse of Raleigh County, Beckley, West Virginia, at 10:00 A.M. on Tuesday, May 18, 2021 that certain Real Estate commonly known as 204 North Vance Drive, Beckley, West Virginia and being that certain Real Estate conveyed by said Deed of Trust as herein below described and set forth:

The surface of the following described real estate, situate in Town District, Raleigh County, West Virginia, and being Lot No. 19 of the Stafford Addition to the City of Beckley, Raleigh County, West Virginia, as shown upon a blueprint of said Stafford Addition filed in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, and being further described as follows:

BEGINNING at a stake, corner on county road and a 40-foot street, that is First Street; thence leaving county road and running with First Street, S. 55o 03′ E. 92.5 feet to a stake on First Street, also corner to Lot No. 18; thence leaving the same, or First Street, and running with said Lot No. 18; N. 34o 57′ E. 140 feet to a stake on a 12-foot alley; thence leaving Lot No. 18 and running with said alley, N. 55o 03′ W. 41.3 feet to a stake, the county road; thence leaving the alley, and with said lot, S. 54o 59′ W. 149.1 feet to the beginning, containing .22 acres.

And being the same property conveyed by Gerald Spanger, to Lorenzo Wood by his deed dated May 31, 2016, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5063 at Page 3126.

The described Real Estate will be conveyed by the undersigned Trustee to the Purchaser by Deed without warranty of any kind, express or implied,and made subject to all property taxes, prior liens, including any liens for sewer service assessed by any municipality or Public Service District, reservations, encumbrances, restrictions, rights-of-way, easements, covenants, conveyances and conditions of record in said Clerk’s Office and affecting the subject property.

The subject property will be sold in AS IS condition. The Trustee will be under no duty to cause any existing Tenant or Person occupying the subject property to vacate said property.

Cash on hand on day of sale. The above described Real Estate will be sold by the undersigned Trustee or his Agents and Attorney by auction to the highest bidder subject to the right to the Trustee to reject all bids if, in his opinion, they are inadequate. The Owner of the indebtedness secured by the above-described Deed of Trust and the Owner of any other interest in the property to be sold shall have a right to bid.

The undersigned reserves the right to continue the sale, or to adjourn the sale for a time, or from time to time without further notice than announcement of the time and the place of sale as herein before set forth for any continuance or adjournment thereof.
