NOTICE

TO: The Members of the Gospel Truth Lighthouse

RE: Sale of “Sur 1 AC & R/W RT 16”, Town District, Raleigh County, West Virginia

The trustees of the Gospel Truth Lighthouse, intend to sell certain real estate described as “Sale of “Sur 1 AC & R/W RT 16″, Town District, Raleigh County, West Virginia to Mills Floor Covering L.L.C., for a total consideration of Two Hundred Thirty Thousand Dollars ($230,000.00). Said real estate being described as follows:

Surface land situate in Town District, Raleigh County, West Virginia, and more particularly described as follow: BEGINNING at a point on the south side of and 50 feet from the right of way of West Virginia Route No. 16, and said point being S 01deg. 57′ 46″ E. a distance of 1,048.35 feet, from a set stone on the south westerly corner of a five acre parcel conveyed by Beaver Coal Company to Pocahontas Land Corp.; thence running away from said right of way toward a drain, S 36deg. 15′ 58″ E a distance of 208.71 feet to a point; thence running S 53deg. 44′ 02′ W a distance of 208.71 feet to a point; thence running N 36deg. 15′ 58″ W a distance of 208.71 feet to a point 50 feet from said West Virginia Route No. 16; thence running parallel with a 50 feet from the said right of way N 53deg. 44′ 02” E a distance of 208.71 feet to the point of beginning, containing 43,560.00 square feet or 1.00 acre more or less, together with a 30 foot wide easement from West Virginia Route No. 16, as shown on a map entitled “High Appalachian, LLC. Processing Site from Beaver Coal Company Ltd. Survey & Topographic Map Part of Fee Tract No. 14 Crab Orchard, Raleigh County, West Virginia, November 27, 1996.” Said map is attached to Deed from Beaver Coal Company Limited to High Appalachian Limited Liability Company, dated January 14, 1997, of record in the Raleigh County Clerk’s office in Deed Roll 106, at page 1200.

Included with this is a thirty foot right of way from West Virginia Route 16, as shown upon a map attached to Deed from Beaver Coal Company Limited to High Appalachian Limited Liability Company, dated January 14, 1997, of record in the Raleigh County Clerk’s office in Deed Roll 106, at page 1200.

AND BEING same property conveyed to Ronald Spencer and Kevin Garretson as Trustees of the Gospel Truth Lighthouse, by Deed of the West Virginia Jobs Investment Trust Board on December 4, 2007, of record in the Office of the Clerk of the County Commission of Raleigh County in Deed Book 5029, at page 8732.

This transaction will also be subject to any other out-conveyances, easements, or restrictions of record.

This notice is being published as a Class II Legal Advertisement which will be ran for two (2) consecutive weeks pursuant to West Virginia Code 35-1-10 and West Virginia Code 59-3-2.

This transaction will be completed and closed on or after June 21, 2021.
