NOTICE OF TRUSTEE’S SALE OF RESIDENTIAL REAL ESTATE LOCATED AT
247 THOMPSON STREET,
TAZEWELL,
TAZEWELL COUNTY, VIRGINIA
In execution of two Deeds of Trust from Douglas R. Hutchinson and Linda S. Hutchinson, both for the benefit of First Community Bank, dated March 25, 2008 and February 7, 2014, respectively, recorded in the Tazewell County Circuit Court Clerk’s Office in Deed Book 1025, page 1044, and Deed Book 2014, page 1914, respectively, there having been a default under both deeds of trust and the noteholder secured thereby having directed execution thereof and having appointed Samuel D. Campbell as substitute trustee by two Appointments of Substitute Trustee, both dated July 19, 2021, recorded in said Clerk’s Office on July 28, 2021 as land instruments ## 2021-2390 & 2391, respectively, and 60 days prior written notice of sale having been given to all parties entitled to such notice under Virginia Code §55.1-321, I, Samuel D. Campbell, sole substitute trustee, shall proceed to execute said deeds of trust by offering the following real property for sale at public auction at the front of the Tazewell County Circuit Courthouse, Main Street entrance, 101 Main Street, Tazewell, Virginia, on Thursday, September 30, 2021 at 11:30 a.m.:
Located at 247 Thompson Street, in the Town of Tazewell, Tazewell County, Virginia, currently bearing tax map/parcel # 094B4-A-0040A, comprised of adjoining 0.410± acre and 0.709± acre parcels as depicted on a survey plat dated July 22, 2021 captioned, “Plat of Survey Showing the Current Collateral Held by First Community Bank as per Deeds of Trust Recorded in D.B. 1025, pg. 1044 & D.B. 2014, pg. 1914,” which plat is recorded in the Tazewell County Circuit Court Clerk’s Office with each of the aforesaid appointments of substitute trustee.
Terms of Sale: Cash deposit of 10% of the selling price (highest bid) of the property on the day of sale, full balance of the purchase price in cash or its equivalent at settlement within 20 consecutive calendar days after the date of sale. If the successful bidder defaults, then the property may be sold to the next highest bidder and the deposit shall be deemed forfeited. Additional terms of sale may be announced at the time of sale. The property will be sold and conveyed in “AS IS” condition, and title will be transferred by trustee’s deed with special warranty of title, subject to any and all easements, covenants, conditions, restrictions, reservations, and/or regulations existing at the time of sale.
