NOTICE OF TRUSTEE SALE
Pursuant to the authority vested in the undersigned by Deed of Trust dated the 18th day of December, 2013, executed by SHARON S. HOUK (formerly known as Sharon S. Blevins) and JAMES LACY BLEVINS, by PHILLIP A. LaCARIA, appointed as Special Commissioner, unto Harold B. Wolfe, III, Trustee, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Trust Deed Book 432 at Page 436, and the undersigned, Harold B. Wolfe, III, have been requested to do so by the beneficiary, and default having been made under the terms and conditions of said Deed of Trust, and the provision in said Deed of Trust concerning acceleration having been compiled with by the beneficiary and present holder of the Note, said Trustee will sell at public auction at 11:00 a.m. on the 17th day of December, 2021, at the front doors of the Courthouse of McDowell County, West Virginia, the following described property, to-wit:
the following described real estate lying and being at Havaco, Adkin District, McDowell County, West Virginia, and more particularly bounded and described as follows:
PARCEL NO. 1
All that certain lot or parcel of SURFACE LAND, situate and being at Havaco, in Adkin District, McDowell County, West Virginia, and known and designated as follows:
Lot Number One Hundred-Fifty six (156), on a map or plat entitled “Havaco Subdivision, made by New River and Pocahontas Consolidated Coal. Co., situate in Adkin District, McDowell County, West Virginia, 9/25/66, Scale 1″ = 100′”, which map is filed in the Office of the Clerk of the County Commission of McDowell County, West Virginia, in Map Book 29, at Page 25.
And being the same property conveyed to James L. Blevins and Sharon S. Blevins, his wife and Dorothy M. Houk, mother of Sharon S. Blevins, with rights of survivorship, by Fred Odum and Mary Lou Odum, his wife, by deed dated on August 29, 2001, of record in the aforesaid Clerk’s Office in Deed Book 469, at Page 786.
PARCEL NO. 2
That certain lot or parcel of real estate, together with all improvements
thereupon and appurtenances thereunto belonging, situate in Havaco, Adkin District, McDowell County, West Virginia, more particularly bounded and described as follows:
Being Lot Number One Hundred Fifty-Seven (157), as shown on that
certain map or plat entitled “Havaco Subdivision” made by New River and Pocahontas Consolidated Coal Company, 9/25/66, Scale 1″ = 100′, which map is of record in the Office of the Clerk of the County Commission of McDowell County, West Virginia, in Map Book 29, at Page 25.
And being the same property conveyed to James L. Blevins and Sharon S. Blevins, his wife, with rights of survivorship, by Alonzo Perry, Jr. and Rose Marie Perry, his wife, by deed dated on April 1, 2008, of record in the aforesaid Clerk’s Office in Deed Book 521, at Page 124.
It is the intention of this Notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid Deed of Trust.
The above described real estate is reported to have a physical address at 362 Havaco New Camp Road, Welch, West Virginia 24801.
This sale will also be made subject to any and easements heretofore granted by predecessors in title; and subject further to any and all unpaid real property taxes and unpaid assessments, the purchaser assuming payment thereof.
The owners and holders of said Note reserving the right to enter a bid at said sale and the right to reject any and all bids.
The Trustee reserves the right to reject any and all bids.
TERMS OF SALE: Cash in hand on the day of sale, or upon terms to be agreed upon between Trustee and successful bidder; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title to this property.
Any sale hereunder may be adjourned from time to time without any notice other than oral proclamation at the time and place appointed for this sale or by posting of a Notice of same where legal notices are posted for this county. Should the Trustee not appear at the time appointed for the sale and there is no Notice posted of a continuance, please contact the office of the Trustee to make further inquiry. Any sale may be conducted or adjourned by the designated gent to sell said property as Trustee by instrument to be recorded.
