TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 24, 2003, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5011, at Page 87, Robert Helton, II a/k/a Robert E. Helton, II did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

May 23, 2022, at 1:30 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Town District, Raleigh County, West Virginia, and more particularly described as follows:
The surface of those two (2) certain lots or parcels of land, situate in Town District, Raleigh County, West Virginia, known and designated as LOTS NOS. TEN (10) and TWELVE (12), on a map entitled “Barbera Subdivision owned by Joseph Barbera, Beckley-Mt. Hope Road, Scale 1″ = 50′, November 1946”, and on a map entitled “Barbara Barbera, Beckley – Mt. Hope Road, Scale 1″ = 50′, November 1956”, of record in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book No. 8, at Page 200 and 190, respectively, to which map reference is here made for a more complete and accurate description of the property hereby conveyed.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 128 7th Street, Bradley, WV 25818.

AND BEING the same real estate which was conveyed to Robert Helton, II a/k/a Robert E. Helton, II, by a) Deed dated June 12, 1993, recorded in Microfilm Roll 55, at Slide 1251; b) Deed dated September 16, 1994, recorded in Microfil Roll 61, at Page 2541; and c) Deed dated September 16, 1994, recorded in Microfilm Roll 61, at Page 2544.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
