The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 7, 2019, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5069, at Page 7137, Brandon Lynn did convey unto Alan Larrick, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC, as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the 2- Clear Fork District, Raleigh County, West Virginia, and more particularly described as follows:
A certain lot, tract, or parcel of land, situate in Clear Fork District of Raleigh County, West Virginia, and more particularly bounded and described as follows:
TRACT 1:
BING Lot No. 14, of Home School Village as shown on a map entitled “Lot Layout-Scale 1″= 50, Home School Village at Colcord, Clear Fork District, Raleigh County, May 1969-Revised July 21, 1969, filed in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Map Book 11, at page 73;
TRACT 2:
A tract or parcel of land lying between Lot No. 15 of the Home School Village and the Pool Lot on the north and the said Lot No. 14 on the south, and said tract or parcel of land being more particularly described as follows:
BEGINNING at an iron pin, corner to Lot No. 15, on the western right of way of a public street; thence running with Lot No. 15 and Pool Lot N 77′ 04′ W 130.81 feet to a steel fence post, corner to Board of National Missions, United Presbyterian Church; thence running with the said church property $ 12deg. 35′ W 31.7 feet to the said Lot No. 14; thence with Lot No. 14 S 78deg. 201 E 114.16 feet to a corner of Lot No. 14 on the wostern right of way line of said public street; thence with the street N 40deg. 11′ B 33.93 feet to the point of beginning,
And being the same property acquired by Brandon Lynn, by deed dated the G’ day of June, 2019, from Williaro B, Whitt and Heather J. Whitt, to be recorded in the County Clerks Office of Raleigh County, West Virginia, prior to or simultaneously herewith. This conveyance is made and accepted subject to the restrictions listed in Deed dated the 304 day of March, 1978, and of record in the Office of the Clerk of the County Commission of Raleigh
County, West Virginia, in Deed Book 596, at page 753.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 169 Dakota Court, Colcord, WV 25048.
AND BEING the same real estate which was conveyed to Brandon Lynn by Deed dated June 7, 2019, from William E. Whitt and Heather J. Whitt, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5069, at Page 7137.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
