TRUSTEE’S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated February 13, 2018, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5068, at Page 8152, Michael A. Lewis did convey unto Todd Taylor and Dan Kennedy, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

June 27, 2022, at 1:12 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the 01- Beckley District, Raleigh County, West Virginia, and more particularly described as follows:

All that certain lot or parcel of land situate in the City of Beckley, Town District, Raleigh County, West Virginia, and being Lot. No. One (1) of Section No. Five (5) of the Raleigh Court Addition to the City of Beckley, as shown and designated upon a map of said addition marked, “Map No. 2 of Raleigh Court Addition to the City of Beckley, W. Va., 11 and which said map is recorded in the Office of the Clerk of the County Court of Raleigh County, West Virginia, in Deed Book No. 62, at page 2731 to which said map reference is here made and made part hereof for a more particular description of the property herein conveyed.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 400 Hunter Street, Beckley, ‘WV 25801.

AND BEING the same real estate which was conveyed to Michael A. Lewis, by Deed dated October 28, 1999, from foreclosure sale and signed by Richard A Pill, trustee, and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5001 at Page 909.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subjed to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
