NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated August 20, 2012, from Jason Carter and Barbie Carter to Aaron C. Ambler or Alyson A. Dotson, Trustees, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia in Trust Deed Book No. 1238, at page 351, securing a promissory note in the principal amount of $72,540.50, payable to Jeff Austin and Cherie Austin, and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Jeff Austin and Cherie Austin, the undersigned Substitute Trustee will offer for sale at the front door of the Mercer County Courthouse in Princeton, West Virginia on November 1, 2022 at 3:30 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, all of that certain lot, tract or parcel of land, together with the buildings thereon, and the easements, rights of way and appurtenances thereunto belonging, situate in the City of Bluefield, Mercer County, West Virginia, and more particularly described as follows:
BEGINNING at a roof bolt set in the northern line of Whitethorn Street Extension and being the southern corner of Lot 12 and the eastern corner of Lot 14, thence with the dividing line of Lots 14 and 12, N 35 degrees 38′ W 150.00 feet to an iron pipe; thence with the dividing line of Lots 11 and 12, N 54 degrees 22′ E 50.00 feet to a point; thence with the dividing line of Lots 12 and 10, S 35 degrees 38′ E 150.00 feet to a railroad spike set in asphalt in the northern line of Whitethorn Street Extension; thence with said street S 54 degrees 22′ W 50.00 feet to the point of BEGINNING.

And being the same real estate conveyed from Jeff Austin and Cherie Austin, husband and wife, to Jason Carter and Barbie Carter, husband and wife, by Deed dated August 16, 2012, of record in the office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book No. 979, at page 169.

Terms of the sale: cash on date of sale.
