NOTICE OF SUBSTITUTE
TRUSTEE’S SALE
OF PROPERTY LOCATED AT
1610 VIRGINIA AVENUE,
VIRGINIA

In execution of a Deed Of Trust dated May 7, 2010 and recorded in the Clerk’s Office of the Circuit Court of Tazewell County in Deed Book 1074, at page 331, the undersigned Substitute Trustee with full authority and power to act will offer for sale at public auction the following real estate:
All of the following described property, with the improvements thereon and appurtenances and privileges thereunto belonging, situate and lying in the Town of Bluefield in Tazewell County, Virginia which is more particularly bounded and described as follows:

FIRST: LOT NUMBERS ELEVEN (11) and TWELVE (12) in SECTION
NO. ONE (1) as shown, designated, and described on Plan “A” of the plat
with certificate, which are found of record in the Clerk’s Office of the
Circuit Court of Tazewell County, Virginia in Deed Book 33, at page 17.

SECOND: That certain lot or parcel of land adjoining the lots hereinabove described which was conveyed to James W. Dudley by William J. Neel and wife by Deed dated February 13, 1923 found of record in the aforesaid
Clerk’s office in Deed Book 95, at page 195, and therein described as
follows, to-wit:

BEGINNING at the Southwest corner of Lot No. 10, Section 1; thence
in a northerly direction at right angles with Greever Avenue a distance of Forty-Two Feet (42′); thence in a westerly direction parallel to Greever Avenue to the west line of said lot a distance of about Ten Feet (10′) at right angles from said line, containing about Two Hundred and Twenty (2209) Square Feet.

This property is subject to and benefitied by each of the conditions, covenants, easements, exceptions, limitations, reservations, restrictions, rights of way, and other matter of record in the aforesaid Clerk’s Office to the extent that the same may lawfully apply to the same.

Thursday, October 13, 2022

Time of Sale: 10:00 a.m.

Place of Sale: In front of the Main Street Entrance to the Tazewell County Courthouse located on Main Street in the Town of Tazewell, Virginia.

Terms of Sale: Cash. A Ten Percent (10%) Deposit is required from the Successful Bidder at the time of sale with the balance in full within Twenty-One (21) days.

The foregoing property shall be sold AS IS, WHERE IS and any and all announcements made the day of sale shall take priority over published notices, including postponement of sale and/or withdrawal of the property from sale offer.

The Successful Bidder shall be required to sign a Memorandum Of Agreement at the time of sale which sets forth other terms of sale.
