The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated October 31, 2006, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book 1093, at Page 428, Nathanial T. Plass did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse, in Princeton, West Virginia, on
March 2, 2023, at 12:00 PM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the East River District, Mercer County, West Virginia, and more particularly described as follows:
All of those certain lots or parcels of land, together with the improvements thereon, situate in East River District, Mercer County, West Virginia, and known and described as Lots Nos. 5 and 6 as shown upon a Map entitled, “Map Showing a part of Mac and Betta Waddell Prop. Princeton, West Virginia,” which said Map is recorded with a Deed from Mac Waddell to George C. Patrick, dated October 25, 1945, and of record in the County Court Clerk’s Office if Mercer County, West Virginia, in Deed Book No. 275, at Page 191, known as Microplat No. 2600, and which said lots are more particularly bounded and described as follows:
BEGINNING at a point in the dividing line between Lots Nos. 4 and 5, as shown on said Map, which point ins in the eastern line of a 20 foot wide alley; thence along and with said line of said alley, N. 22deg. 45′ W. 50 feet to a point in the dividing line between Lots 6 and 7, as shown on said Map; thence in a northeasterly direction along and with the dividing line between Lot Nos. 6 and 7 a distance of 223 feet to a point; thence S. 25deg. 00′ E. a distance of 50 feet to a point in the dividing line between said Lots Nos. 4 and 5 a distance of 228 feet to the point of BEGINNING.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 106 Hope Lane, Princeton, WV 24740.
AND BEING the same real estate which was conveyed to Nathanial T. Plass by deed dated October 25, 2006, from James T. Smith and Charlotte R. Calvert, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book, 903 at Page 482.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
