VALUABLE REAL ESTATE

The undersigned Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 15, 2020, and duly recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed of Trust Book 1040, at Page 559, William A. Keeton did convey unto Pill & Pill, PLLC, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Fayette County Courthouse, in Fayetteville, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Oak Hill District, Fayette County, West Virginia, and more particularly described as follows:

The land referred to herein below is situated in the County of Fayette, State of West Virginia, and is described as follows:

The following described lot or parcel of surface real estate, together with any improvements thereon, rights incidental thereto and any appurtenances thereunto belonging, situate in the City of Oak Hill, Fayette County, West Virginia, and being more particularly bounded and described as follows, to-wit:

Beginning at an iron pin corner to Kathleen Kelley Lot No. 109 of the South Hill Subdivision and the northern right-of-way of Sherwood Place; thence with Sherwood Place S 50-09 W 116 feet to an iron pin, corner to Walter F. Farrish, Jr. (part Lot 108); thence with Farris N 39-44 W 114.35 feet to an iron pin corner to Lot 107 of the said subdivision; thence N 36-17 E 85 feet to an iron pin, corner to Kathleen Kelley; thence with Kelley S 53-43 E 138.77 feet to the point of beginning, and containing 12,530 square feet as is more fully set out on that certain Map or plat attached to a deed in Deed Book 478 at Page 429.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1400 Sherwood Place, Oak Hill, WV 25901.

AND BEING the same real estate which was conveyed to William A. Keeton, by Deed dated March 29, 2019, from Linda A. Holliday, and recorded in the Office of the Clerk of the County Commission of Fayette County, West Virginia, in Deed Book 774 at Page 414.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
