NOTICE OF TRUSTEE’S SALE

Under authority of that certain Deed of Trust dated July 13, 2004, from Curtis Sears and Carol Jean Sears to Alan H. Larrick, Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5014, at page 4591, securing a promissory note in the principal amount of $49,007.00, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Substitute Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on April 25, 2024 at 10:45 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain tract or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, located in Town District, Raleigh County, West Virginia, and being all of Lot No. Twenty (20), Section No. Two (2), of the Town of Crab Orchard, and part of Lot No. Nineteen (19), Section No. Two (2) of the Town of Crab Orchard; the part of Lot No. 19, Section 2, herein conveyed being more particularly bounded and described as follows:

BEGINNING at a steel pin on Valley Avenue, a common corner of Lots 18 and 19, Section 2, of said Addition; thence N. 13° 15’ W. 75 feet to a steel pin; thence a new line through Lot 19 N. 76° 09’ E. 75 feet to a steel pin in the common line of Lots 19 and 20, Section 2; thence with said common line S. 13° 15’ E. 75 feet to the common front corner of Lots 19 and 20, Section 2 on Valley Avenue; and thence with said Valley Avenue S. 76° 09’ W. 75 feet to the point and place of beginning.

Together with a certain 2003 Manufactured Home, Serial Number HONC05535901AB.

Being the same property conveyed from Lottie Duncan, et al. to Cutis Sears and Carol Jean Sears, his wife, by Deed dated January 22, 1981, of record in the aforesaid Clerk’s office in Deed Book No. 638, at page 706.

Terms of the sale: cash or certified funds due on date of sale.
