TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated February 15, 2011, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 3779, at Page 869, Betty G Huffman did convey unto Richard A. Pill, Esq., Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Wells Fargo Bank, NA to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on April 26, 2022 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 16 – Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: All of those certain lots or parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in what is known as Chemical City Addition, Jefferson District, Kanawha County, West Virginia, and being part of Lots Nos. 95 and 96, as the same is shown on a map of said Chemical City Addition, which map is of record in the Office of the Clerk of the County Court, Kanawha County, West Virginia, in Map Book 3, at page 61, and being more particularly bounded and described as follows: BEGINNING at a point in the westerly line of Valley View Avenue; said point being located in a southeasterly direction along said Avenue, a distance of ten feet from the common easterly corner of Lts. Nos. 96 and 97, as laid out and shown on said map; thence running in a southeasterly direction with the westerly line of Valley View Avenue, a distance of fifty-two feet to a point in said line; said point being twenty-two feet in a southeasterly direction from the common easterly corner of Lts. 95 and 96; thence leaving Valley View Avenue and crossing Lot No. 95 in a southwesterly direction; parallel with the division line between Lots Nos. 95 and 96, a distance of 110 feet to a point in the back or westerly line of Lot No. 95, thence running in a northwesterly direction with the rear lines of Lot No. 95 and Lot No. 96, a distance of 52 feet to a point 10 feet southeast of the common westerly corner of Lots Nos. 96 and 97; thence running in a northeasterly direction crossing Lot No. 96 parallel with the division line between Lot Nos. 96 and 97, a distance of 110 feet to the point of beginning. Map No.: 3A Parcel No.: 140 At the time of the execution of the Deed of Trust, this property was reported to have an address of: 19 Valley View Ave, Saint Albans, WV 25177-1635. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
