TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 15, 2015, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4098, at Page 595, Deborah B. Wilson and Steven E. Wilson did convey unto Douglas B. McElwee, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on May 23, 2022 at 5:49 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Elk District, Kanawha County, West Virginia, and more particularly described as follows: All of the surface of that certain lot or parcel of land, situate near the mouth of Coopers Creek, in Elk District, Kanawha County, West Virginia, and more particularly bounded and described as follows, to wit: Beginning at an iron pin on the west side of a 25 foot private driveway, corner to Arnold Wiley and the tract herein being conveyed, said pin being in line with two iron pins on the line between Arnold Wiley and the aforementioned private driveway, and being N. 12 degrees 27 minutes E. 90 feet and 180.15 feet, respectively, from the two aforesaid iron pins, thence N. 12 degrees 27 minutes E. along said private driveway 150 feet to an iron pin, thence leaving the private driveway N. 76 degrees 50 minutes W. 285.7 feet to an iron pin on the back line of the L.O. Whitman tract, thence with said back line S. 43 degrees 19 minutes W. 5.7 feet to an iron pin, thence S. 39 degrees 02 minutes E. 46.8 feet to an iron pin by a blazed sassafras on the east side of Spring Street; thence with the east side of Spring Street S. 11 degrees 51 minutes W. 115.1 feet to an iron pin at the northwest corner of the Arnold Wiley tract, thence with the boundary between the Wiley tract and the tract being conveyed S. 76 degrees 33 minutes E. 250.7 feet to the point of beginning, containing 0.89 acres, more or less. P.I.D.#: 37B-0020-0000-0000 At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 231 Eisenhower Drive, Charleston, WV 25302. AND BEING the same real estate which was conveyed to Deborah B. Wilson and Steven E. Wilson, by Deed dated February 10, 2000, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2491, at Page 880. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
