TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 9, 2017, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4246, at Page 744, Gordon C. Schronce did convey unto Old Republic National Title Insurance Company, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on June 27, 2022, at 5:58 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Nitro District, Kanawha County, West Virginia, and more particularly described as follows: The following described Real estate in the County of Kanawha, in the State of West Virginia, to wit: All that certain lot or parcel of land, together with the improvements thereon and appurtenances thereunto belonging, situated in Union District, Kanawha County, West Virginia, being all of Lot No. Thirty-three (33) of the East View Land Company Addition to the Town of Nitro as shown and designated on the map of the property of the East View Land Company made by C.H. Conner, C.E., dated the 23rd day of August, 1934, and filed and recorded in the office of the Clerk of the County Court of Kanawha County, West Virginia, in Map Book No. 8 at page No. 85. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 12 Main Ave., Nitro WV, 25143. AND BEING the same real estate which was conveyed to Gordon C. Schronce by Deed dated January 19, 2007, from Larry D. Thompson, Gary L. Thompson, and Michael D. Thompson, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2680, at Page 742. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
