NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated February 17, 2021, executed by Borrower(s), Cathy Williams, to Andrew C. Skinner, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 4487, at Page 17. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 5705 Starling Dr, Charleston, WV 25306. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated September 27, 2022, of record in the Clerk’s Office. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Kanawha County, in Charleston, West Virginia, on the following date: 7th day of November, 2022 at 11:15 a.m. All those certain lots or parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in the Town of Rand, Malden District, Kanawha County, West Virginia, and being all of Lot 13 and Lot 14, Block I, Connell Addition and being more particularly bounded and described as follows: Beginning at a metal fence post at the northeast corner of Lot 13 at the western right-of-way of Starling Drive; thence with the right-of-way of Starling Drive S. 13DEGREES 40` 00″ W. 50.00 feet to a point at the northeast corner of Lot 14; thence S. 13DEGREES 40` 00″ W. 50.00 feet to a ONE-HALF rebar set at the southeast corner of Lot 14; thence with the line of Lot 15 N. 75DEGREES 20` 00″ W. 124.00 feet to a ONE-HALF rebar set at top of the bank, and continuing N. 75DEGREES 20` 00″ W. 125.00 feet to a ONE-HALF rebar set at the old edge of Kanawha River (now changed); thence with old edge of Kanawha River, N. 13DEGREES 40` 00″ E. 50 feet to a point at the northwest corner of Lot 14; thence N. 13DEGREES 30` 00″ E. 50.00 feet to a ONE-HALF rebar set at the northeast corner of Lot 13; thence running up the hill with the line of Lot 12 S. 75DEGREES 20` 00″ E. 112.00 feet to a ONE-HALF rebar set at the tip of the bank and continuing S. 75DEGREES 20` 00″ E. 137.00 feet to the place of beginning, Lot 13 contains 0.286 acres and Lot 14 containing 0.286 acres. This conveyance is made subject to any and all covenants, restrictions, and easements as the same may appear in instruments of record in the aforesaid Clerk`s Office. Being the same property conveyed to Cathy Williams by the Deed dated February 1, 2021 and recorded in Deed Book 3088 at Page 990 in the Office of the Clerk of the County Commission of Kanawha County, West Virginia.
