NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated the 18th day of December, 2014, Gregg L. Lowe, Grantor, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2556 beginning at page 311, and the undersigned, Daniel T Yon and Ralph J. Hagy, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Cabell County in Trust Deed Book 401 at page 627 having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on January 9, 2019 at 11:00 a.m. at the front steps of the courthouse of Cabell County, West Virginia, the following real estate more particularly described as follows: All that certain lot, piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, known and designated on a map of Southland, a copy of which map was recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, on 20 August 1915, in Deed Book 141, at page 95, as Lot Number Fourteen (14), Block “B”, and being more particularly described as follows: BEGINNING at a point in the west line of Buffington Street at the corner between Lots 14 and 15, of said Block B, which point is northerly 70 feet from the point of intersection of the said line of Buffington Street with the north line of Eighth Avenue, formerly Sixth Street, thence with the said line of Buffington Street, northerly 35 feet to the corner between Lots 13 and 14, thence with the line between said lots, westerly 120 feet to a point in the east line of a 15 foot alley; thence with said alley line, southerly 35 feet to the westerly corner between said Lots 14 and 15; thence with the line between said lots, easterly 120 feet to the point of BEGINNING. TERMS OF SALE: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. Subject to any and all assessments and taxes against said property, and all prior liens and encumbrances of any nature whatsoever. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code. Any sale hereunder may be adjourned from time to time without any notice other than the oral proclamation at the time and place appointed for this sale or by posting of a notice of same. Subject to the right of the Internal Revenue Service to redeem the property as provided by Section 7425 of the Internal Revenue Code, as amended.
