TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 17, 2015, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4105, at Page 606 and rerecorded in Deed of Trust Book 4159, at Page 365, Carl L. Hackworth, Jr. and Michelle Hackworth did convey unto Golden & Amos, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on March 2, 2023, at 5:50 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Cabin Creek District, Kanawha County, West Virginia, and more particularly described as follows: ALL OF THAT CERTAIN PARCEL OF LAND, TOGETHER WITH THE IMPROVEMENTS THEREON AND THE APPURTENANCES THEREUNTO BELONGING, SITUATE IN THE TOWN OF GLASGOW, IN CABIN CREEK DISTRICT, KANAWHA COUNTY, WEST VIRGINIA, BEING MORE PARTICULARLY DESIGNATED AND DESCRIBED AS ALL OF LOT NO. 25 AND THE LOWER, OR DOWN KANAWHA RIVER THIRTEEN (13) FEET OF LOT NO. 24, ADJOINING SAID LOT NO. 25, OF BLOCK “J”, OF ADDITION A, TO GLASGOW, AS SHOWN ON THE MAP THEREOF, HAVING BEEN MADE BY A.L. MOORE AND OLLIE MOORE, HIS WIFE, BY MIDWEST STEEL CORPORATION, A CORPORATION, BY A CERTAIN DEED, DATED MARCH 22, 1943, OF RECORD IN THE AFORESAID CLERK’S OFFICE, IN DEED BOOK 638, PAGE 197, THE SAID OLLIE MOORE HAVING DEPARTED THIS LIFE INTESTATE, LEAVING AS HER SOLE AND ONLY HEIRS-AT-LAW, JEWELL C. HARLESS, GOLDIE HARLESS GRAY, BLANCHE HARLESS CAREY, ALL UNMARRIED, AND EMMA HARLESS CAMP, WIFE OF EDGAR J. CAMP, ALL OF WHOM HAVING CONVEYED THEIR UNDIVIDED INTERESTS OF THE SAID OLLIE MOORE, IN SAID REAL ESTATE, TO THE SAID ARCH C. MOORE, AS, “A.C.MOORE”, BY A CERTAIN DEED, DATED JUNE 16, 1954, OF RECORD IN THE AFORESAID CLERK’S OFFICE IN DEED BOOK 1094, PAGE 163. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 126 5th Avenue, Glasgow, WV 25086. AND BEING the same real estate which was conveyed to Carl L. Hackworth, Jr. and Michelle Hackworth by Deed dated March 13, 2015, from Peggy Sue Proctor, Keith Proctor, Lu Ann Dalton, Danny Dalton, Marilyn Brown and Deborah Lynn Dalton, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 2913, at Page 101. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
