TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated December 15, 2008, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 3617, at Page 982 and modified in Book No. 3999, at Page 573(MOD) and modified in Book No. 4200, at Page 193(MOD) and modified in Book No. 4577, at Page 79 (MOD), Cameron D Strickland and Dianna L Strickland did convey unto Randall R. Conrad, II, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Carrington Mortgage Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on May 2, 2023 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 24 – Poca District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of real estate, with the improvements thereon and the appurtenances thereunto belonging, situate in Poca District, Kanawha County, West Virginia, being more particularly bounded and described as follows: Beginning at an iron pin the line between Charlotte Campolleto and V.E. King Estate; thence with said line N. 22 deg 51′ E. 181.26 feet to an iron pin, Two Pine witnesses; thence N. 23 deg 40′ W passing an iron pin at 310.55 feet, in all 346.31 feet to a point in the center of local service Route No. 301/4 on the top of the divided range between Derrick’s Creek and Frog Creek’ thence wit the center of said road, S. 51 deg 58′ E. 154.19 feet to a point; thence S. 71 deg 23′ E. 142.88 feet to a pain; thence N. 78 deg 13′ E. 90.38 feet to a point; thence N. 30 deg 58′ E 90.33 feet to a point; a corner to C.E. King Heirs, thence with their line, S. 44 deg 46′ E 724.43 feet to an iron pin and set stone in an old orchard; thence N. 63 deg. 04′ E 360.54 feet to an iron pin and pine witness; thence leaving said King line and through the lands of V.E. And being the same parcel of real estate conveyed to the Grantors herein by Deed dated December 15, 2008 from U.S. Bank, N.A., Trustee for MASTR Asset Backed Securities Trust 2002-NC1 Mortgage Pass-Through Certificates, Series 2002-NC1 and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book _______, at page ________. For purposes of Section 4, Article I, Chapter 13 of the West Virginia Code annotated, any notice of a Trustee’s Sale shall be mailed to the Grantors hereunder at the following address (or such other address subsequently given to the lender in writing by the grantor): 2502 Derricks Creek Road Sissonville, WV 25320 At the time of the execution of the Deed of Trust, this property was reported to have an address of: 2502 Derricks Creek Road, Sissonville, WV 25320. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
