TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 1, 2019, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4351, at Page 466, Chantelle Bowles and John Bowles did convey unto Robert H. Skeen, Jr., Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by MidFirst Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on May 2, 2023 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 17 – St Albans District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of St. Albans, Kanawha County, West Virginia, being more particularly bounded and described as follows: BEGINNING at an iron pin in the south corner of Lot 101 of Highland Addition to St. Albans, at the intersection of the northwest line of an alley with the northeast line of Edgehill Drive (formerly Riverview Avenue); thence with said northeast line of said Edgehill Drive, N. 55DEGREES 46′ W., 32.00 feet to an iron pin; thence continuing with said line of Edgehill Drive, N. 82DEGREES 42′ W., passing the common corner between Lots 100 and 101 at 19.65 feet, for a total distance of 38 feet to an iron pin in the front line of Lot 100, corner to property now or formerly owned by G. E. Merryman, Jr., and wife; thence running through said Lot 100, N. 39DEGREES 09′ E., 116.36 feet to an iron pin in the south line of an alley; thence with said line of the alley, with part of the line of Lot 100 and all of the line of Lot 101, S. 65DEGREES 20′ E., 89.52 feet to an iron pin in the northwest line of an alley; thence with said alley, S. 50DEGREES 10′ W., 118.10 feet to the place of BEGINNING, being all of Lot One Hundred One (101) and the adjoining part of Lot One Hundred (100) of said Highland Addition to St. Albans, as shown upon a map of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book 5, at page 54. LSOT: Deed Book 2317, Page 195, dated June 2, 1993, Office of the Clerk of the County Commission, Kanawha County, West Virginia. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 562 Edgehill Dr, Saint Albans, WV 25177. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. TERMS: $9000.00 in cash and r certified funds as deposit at the time of sale with the balance due and payable within 30 days of the day of sale. FEDERAL TAX LIEN: In the event that there are Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer. Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting a notice of the same, and act by agent in the execution of the sale. The parties secured by the Deed of Trust reserve the right to purchase the property at such sale.
