TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated April 2, 2020, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4416, at Page 218, Lashea A. Strader did convey unto Mary E. Page, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on October 25, 2023, at 5:44 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Union District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, tract, or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, as described below: Beginning at an iron pin, the southwest corner of the property hereby conveyed, which said iron pin is N. 57 E. 292.87 feet from an iron pin in West Virginia Secondary Route No. 7; thence running from said beginning corner N. 57 15 E. 127.67 feet to an iron pin; thence S. 40 54 E. 106.77 feet to an iron pin; thence S. 42 38 E. 72.39 feet to an iron pin in a 50 foot right-of-way; thence S. 52 16 W. 93.20 feet to an iron pin at the intersection of said 50 foot right of-way with the 20 foot right-of-way; thence N. 43 35 W. 62.79 feet to an iron pin; thence N. 54 52 W. 133.40 feet to an iron pin, the place of beginning, containing 0.45 acres, which said parcel if shown on a survey or plat plan thereof made by J.H. Milam, consulting engineers, under date August 28, 1958, which map is of record in the Clerk of the County Commission of Kanawha County, West Virginia. The parties of the first part grand and convey to the party of the second part the right to use the 20 foot right-of-way and the 50 foot right-of-way leading to said state route as shown on said map as a means of ingress and egress to the property hereby conveyed, but reserving to the first parties the right to use said right-of-way for themselves, their heirs, and assigns, for other properties owned by them. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 107 Girard Drive, Charleston, WV 25313. AND BEING the same real estate which was conveyed to Lashea A. Strader, by Deed dated April 2, 2020, from Jason Lee Morris and Jennifer E. Morris, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3057, at Page 104. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
