NOTICE OF TRUSTEE SALE Pursuant to the authority vested by Deed of Trust dated the 11th day of July, 2011, Jacob Morton, Grantor, to P. Andrew Vallandingham and Samuel Vallandingham, Trustees, which said Deed of Trust is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book 2388 beginning at page 666, and the undersigned, Daniel T Yon and Ralph J. Hagy, substituted Trustees, by Substitution of Trustees of record in the office of the Clerk of the County Commission of Cabell County in Trust Deed Book 400 at page 349 having been requested to do so by the Lender, and default having been made under the terms and conditions of said Deed of Trust, and the provisions of said Deed of Trust concerning acceleration having been complied with by the Lender and present holder of the note, said substituted Trustees shall sell at public auction on January 30, 2020 at 11:00 a.m. at the front steps of the courthouse of Cabell County, West Virginia, the following real estate more particularly described as follows: PARCEL NUMBER 1: All that certain lot or parcel of real estate and more particularly bounded and described as follows: BEING known and designated on the revised map of the said City of Huntington, made by L.W. Leete, Civil Engineer, which map was filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on the 31st day of December, 1903, as the southeast One-Fourth part of Lot Number Nine (9) in Block Number One Hundred Nine (109), the property hereby conveyed being 30 x 100 feet, and fronting on the Eleventh Avenue at a distance of sixty feet from the corner of Tenth Street. PARCEL NUMBER 2: All that certain lot, piece or parcel of land situate in the City of Huntington, Gideon District, Cabell County, West Virginia, and known and designated on a map of the Southside Addition to said city, which map was filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on the 31st day of July, 1917, in Map Book 2, as Map 104, as Lot Number Two (2), in Block Number Three (3). TERMS OF SALE: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of total bid amount cash in hand on day of sale. Remainder due within 30 days from date of Trustee Sale. Payment for unpaid real estate taxes to be assumed by the purchaser. Subject to any and all assessments and taxes against said property, and all prior liens and encumbrances of any nature whatsoever. The purchaser shall be responsible for the payment of the transfer taxes imposed by Article 2 of Chapter 11 of the West Virginia Code. Any sale hereunder may be adjourned from time to time without any notice other than the oral proclamation at the time and place appointed for this sale or by posting of a notice of same. Subject to the right of the Internal Revenue Service to redeem the property as provided by Section 7425 of the Internal Revenue Code, as amended.
