TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 20, 2011, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2404, at Page 265, Stanley Griffith a.k.a. Stanley M. Griffith and Alma J. Griffith a.k.a. A. Janette Dawson did convey unto Barry Dobson and Clayton Rice, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on October 26, 2023, at 1:29 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the City arboursville District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in Cabell County, West Virginia, known and designated on a certain revised Plat No. 1, Shaw Home Addition, which plat is of record in the Office of the Clerk of the County Court of Cabell County, West Virginia, in Map Book No. 3, as Map No. 113, as Lot No. 5 and the easterly one half of Lot No. 4, and being more particularly described as follows: Beginning at a point in the northerly line of Campbell Street, which point stands easterly 122.5 feet from the point of the intersection of the northerly line of Campbell Street with then easterly line of Central Avenue; thence running from said beginning northerly and parallel to the easterly line of Central Avenue, 142.17 feet to a point in the southerly line of Chesapeake Drive, 52.72 feet to a point at the northerly corner between Lots No. 5 and 6; thence southerly and parallel to the easterly line of central avenue, 137.40 feet to a point in the northerly line of Campbell Street; thence westerly with said street line, 52.50 feet to the beginning. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 111 Campbell Street, Barboursville, WV 25504-1419. AND BEING the same real estate which was conveyed to Stanley Griffith and A. Janette Dawson by Deed dated June 22, 1999, from Donna L. Meadows, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1050, at Page 387. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
